Work Completion Standards

Work orders are classified into the following groups, along with their response times and examples of each category:

 

EMERGENCY: Items that create an immediate danger to human life or University property. Examples include, but are not limited to, chemical spills, floods, major loss of a utility, medical gas alarms, and fire alarms.

Response time = within 10 minutes
Completion time = within 30 working days

 

URGENT: Items that have a direct effect on patient care or anything that represents a potential safety hazard to anyone. Examples of items in a patient room or patient care area that would fall into this category may include, but are not limited to, power issues (i.e., no power to outlets, breakers tripped), heating/cooling issues (i.e., any AHU/EF fans that are off, safety tripped or AHU Discharge Temperature/VAV Control alarms supplying any patient area or clinical area), secured doors not allowing access, lighting problems, and plumbing problems (i.e., clogged sinks/showers, leaky sinks/showers/toilets).

Response time = within 1 hour
Completion time = within 30 working days

 

HIGH PRIORITY: Items that affect the comfort and/or the operation of University staff and faculty (not patients). Examples may include, but are not limited to, offices, public spaces and/or corridor lighting, heating/cooling issues (i.e., any AHU Discharge Temperature alarms or VAV control alarms supplying any classroom/office areas), stained ceiling tiles, plumbing problems (i.e., clogged sinks, leaky sinks/toilets) in office areas, and any secured areas that have a 2nd entrance/exit.

Response time = within 24 hours
Completion time = within 30 working days

 

GENERAL MAINTENANCE: Items that do not adversely affect the operation of the Medical Center. Examples may include, but are not limited to, items such as squeaky door hinges and leaky faucets, secured area schedule changes.

Response time = within 7 days
Completion time = within 30 working days

 

ELECTIVE IMPROVEMENTS / ESTIMATES:  Items such as additions or changes that are "elective" in nature. Examples may be the addition of new shelves or the installation of new electrical outlets.

Response time = within 3 days
Completion time = within 30 working days

 

EVENTS: Items pertaining to the set-up and support of a scheduled event or activity. Examples may include, but are not limited to, ceremonies, sporting events, meetings, staff appreciation, luncheons, dinners, and picnics.
